step one:

It's important to start with you, your goals, dreams, timeline and needs. No two homes or homeowners are alike. I'll also explain my unconventional listing techniques and make sure we are a good fit to work together.

step two:

Schedule a home walk through. So I can get to know your home. Then using my 5 step Best Selling Formula, we'll create a unique plan to prep your home for sale that works with your timeline and budget. This is where I answer all your questions on where not to waste money for repairs.

step three:

My favorite step. I love to use un-traditional and new marketing methods to “occupy-stage” your home. This is my marketing secret. It's how I show off your home and get it ready for it’s red-carpet debut. I don't list it, until its literally ready for the show.

step four:

Your home's red carpet premier. This is the exciting part where buyers get the chance to fall in love. If the buyer falls in love, that’s the GOLDEN TICKET!! That’s when:

-The price get’s bid up.

-Less time showing your home and having to keep it show ready.

-More leverage you have, as the seller, in all the negotiating.


This of course comes with all the traditional goodies, (pics, signs, MLS, full service negotiation) with one major marketing difference, a knockout product people can't resist.

Stager + Realtor

(2 in 1)

I specialize in occupied staging. I find that social norms keep other Realtors from crossing this boundry & getting this important step done. I use a combo of your things, plus some stageing items and maybe a little re-arranging to create the best use of space for the house. It's not meant to be offensive. Think of it as Merchandising to spotlight your home, not your stuff.

It's not personal, it's MARKETING.

My golden rule

My listing golden rule is... IT'S ALL ABOUT THE BUYER. The #1 tool I use to sell your home is; Give the buyer an experience. And you know what was AMAZING?! As I started implementing this methodoloegy, there was an unexpected result which was; A great Buyer experience lead to an awesome seller experience... talk about win, WIN!

Most listing relationships skip steps 1 - 3 of my listing process. Starting and ending at step 4.


Step 1, I start by seeing if we are a good fit, because steps 2 & 3 require a level of trust between my clients and I. And I believe that 80% of the most important work I do happens in steps 2 & 3 before I ever list your home in step 4. Honestly it's not for everyone and I choose to work with clients who trust me. And BONUS to those who work with me, for the same as what you would pay another realtor you will get 80% more.
